Heating & Hot Water Requirements

As the seasons change and the weather begins to cool, I wanted to take the opportunity to remind you of the heating and hot water requirements in the City of Union City.

From October 1st through May 1st, when the temperature is 55 degrees or lower, landlords are required to maintain dwelling unit temperatures of 70 degrees and the heat should be on an automatic temperature setting.
Landlords are also required to maintain hot and cold water in each dwelling unit with the hot water temperature of at least 120 degrees and no more than 160 degrees. In the event that hot water is not provided for longer than a 24 hour period, the Health Department will be contacted and the landlord may be fined.

The heating and hot water requirements were put in place to protect residents’ health, safety and welfare as well as protect the property of landlords. Maintaining the proper conditions of dwelling units is good for everyone.
